Project Overview
This is a development incorporating a 200,000 sq ft Ikea Store, 100,000 sq ft of residential and other uses and 1250 parking spaces of which up to 500 will be available to LUL for commuter parking.
CPC is currently supplying project management services for the site investigation work, the specification for the car parking and information in respect of the planning application and heads of terms.
CPC’s Role
While acting as project manager for TfL Group Property, CPC are charged with:
• Providing cost management services
• Programme management
• Service and engineering information
• Preparing the specification for the car park, enabling works and liaising with LUL contracts and the Infraco,MR SSL.
• Ensuring the requirements of all stakeholders are met.
• Provide project management input to the building agreement and lease documents
• Agree construction methods and Assurance plan.
• Facilitating the implementation of the scheme through co-ordination with PPP and PFI contractors.
Client Benefits
CPC is playing a key part in the drafting of the development agreement and managing the interface and approvals process with LUL, and the PFI contractors. On completion of the project, the project team will have achieved the following benefits:
• Assisted LUL to achieve a substantial premium for the development rights
• Obtained all statutory and internal approvals to the development
• Manage the construction process so as to ensure the operational requirements of the railway remain unhindered.
